By accessing and using the TH Retreats website (thretreats.com) and booking a stay at any of our properties, you agree to be bound by these Terms of Service. If you do not agree with any part of these terms, please do not use our website or services.

These terms constitute a legally binding agreement between you and TH Retreats. We may update these terms at any time, and continued use of our services after changes are posted constitutes acceptance of the revised terms.

All reservations are subject to availability and confirmation. A booking is only confirmed once full payment or the required deposit has been received and a confirmation email has been sent to you.

You must be at least 18 years of age to make a reservation. By booking, you confirm that you are authorized to use the payment method provided and that all information submitted is accurate and complete.

Pricing is subject to change without notice until a reservation is confirmed. Rates may vary by season, length of stay, and number of guests.

We require full payment or a deposit at the time of booking, depending on the property and dates selected. Accepted payment methods include major credit cards and other methods displayed at checkout.

Additional fees may apply, including cleaning fees, pet fees, and local occupancy taxes. These are itemized during the booking process and included in your total.

All charges are in US Dollars. We are not responsible for currency conversion fees charged by your bank or card issuer.

We offer a 95% refund for cancellations made up to 30 days before check-in. Cancellations made 14 to 30 days before check-in receive a 50% refund. No refunds are issued for cancellations within 14 days of check-in.

Certain peak-season and holiday bookings may be non-refundable. Any special cancellation terms will be clearly stated at the time of booking.

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances that may require cancellation.

Standard check-in time is 4:00 PM and check-out is 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability and potential fees.

You will receive a unique smart lock access code prior to arrival. This code is active only during your reserved dates and expires at check-out. Sharing your access code with unauthorized individuals is strictly prohibited.

You are responsible for the conduct of all individuals in your party and any visitors to the property during your stay. You agree to respect the property, neighbors, and community rules.

Maximum occupancy limits must be observed at all times. Exceeding the stated number of guests may result in additional charges or termination of your stay without refund.

Smoking is not permitted inside any TH Retreats property. Evidence of smoking indoors will result in a cleaning fee charged to your account.

Pets are only permitted at The Luxe Hi Desert with prior approval and a pet fee. Bluebird Day Retreat maintains a strict no-pet policy.

You are responsible for any damage to the property or its contents caused by you or your guests during your stay. We reserve the right to charge your payment method for repair or replacement costs.

TH Retreats is not liable for personal injury, loss, or damage to personal property during your stay. You assume all risk associated with use of amenities including pools, hot tubs, fireplaces, and outdoor features.

We are not responsible for events beyond our control, including weather, natural disasters, utility outages, or circumstances that make a property temporarily uninhabitable.

All content on this website, including text, images, logos, and design elements, is the property of TH Retreats and is protected by copyright and trademark laws.

You may not reproduce, distribute, or use any content from our website for commercial purposes without our prior written consent.

TH Retreats shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of our website or services. Our total liability shall not exceed the amount you paid for your reservation.

We do not guarantee that our website will be uninterrupted or error-free. We may modify or discontinue features at any time without notice.

These Terms of Service are governed by the laws of the State of California, without regard to its conflict of law provisions. Any disputes shall be resolved in the courts located in California.
